We are both a flat-fee service real estate company and offer full-service representation to clients on a case-by-case basis. Led by long-time Naples resident, real estate professional and Michigan Native, Christopher Edwards, was first licensed in Naples going back to 1991. Naples Luxury Domains was created to be a seller-friendly, fee-for- services model saving clients $1000's on fees.

If you are the kind of seller who likes to do things themselves and feel you have the ability to handle showings, answer questions, write up contracts, send electronically for signatures, handle counter-offer changes and initials, deal with inspections and negotiations, appraisals and address a myriad of complex tasks a real estate transaction will require, then this plan is for you.
Our listing fees start as low as $199 to be listed on the Naples Area MLS with a 3% commission going to the buyer's agent. If you find the buyer directly without representation then you keep the selling agent fees.

We are licensed in Florida and can list homes anywhere in the state. Our MLS covers the Naples, Marco Island to Bonita Springs and Estero areas. If we list your home outside these areas, we will reach out to your areas MLS service to determine the price to join and add your listing to their MLS service.
The Naples Area Board of Realtors (NABOR) primarily serves the following areas in Southwest Florida:

Yes. These reports take time and are offered with both the Gold and Silver packages. We will provide homeowner a comprehensive market analysis once listing fee is paid. As always but particularly in this market, pricing is paramount. You can put together all the best marketing, and your home is not going to sell if its not priced properly.

No. Not unless we are also working with the buyer. If not but we have someone available, we will attend the inspection and the fee will be $125/hour. If you are overwhelmed with the work involved, you can always convert to full-service representation. Reach out to discuss further.

Do I have to pay a commission to an agent that brings a buyer?
Yes. Selling agent fees are 3% of the purchase price. Naples Luxury Domains can also act as selling agent.
Can I cancel my listing at any time?
Yes. If you wish to reinstate your listing, the fees are $125.
Do you charge the buyer’s agent a fee?
Yes. Our fee is equal to $500 payable at closing.
Can I use whatever Florida Title/Closing Agent I want?
Yes. However, we have extensive contacts throughout the Naples community and in the title world so we can make suggestions if you are interested.

What if I change my mind and decide to use an agent?
We understand! Selling your home might seems easy but there is a lot of responsibility, knowledge and expertise required for a successful sale. Reach out to discuss full-service representation.
How do I upload photos for my listing?
We do all the work... Unlike other flat fee MLS listing companies which require the homeowner to upload photos, we do all of that work for you, taking care in organizing your photos in a professional manner. We also take the time to upload your property information and create enticing ad copy property descriptions.
What about a lockbox?
We will provide you a SupraKey lockbox so that agents who are authorized users can come and go with an appointment, with your permission. There is a $150 service fee to rent device, including delivery and set up fees.
How long will my listing be on MLS?
Your initial listing with Naples luxury domains will be for six months. If you wish to extend it further there will be $100 extension fee to renew.
Can I still sell my home “By Owner” while it is listed on the MLS?
Yes.
Is this the same MLS other agents use?
Yes. We are members of the Naples Board of realtors and also subscribers to the SWFL MLS. If your property is outside these areas, you will want to list your property on the local MLS. We charge cost plus $100 service fee to orchestrate this service.
Does your broker hold the earnest money?
No. Your title company will handle your earnest money.
What if I have questions during the listing period or want to MAKE EDITS?
